
New Construction with NO Construction Loan Rural Development – 100% financing (if you are a qualified buyer) Direct Program up to $160,000! The Rural Development Program is based on your income and credit. We will assist you in completing the initial loan application and fax it in for you. Within a few days, you will know if you qualify. There is no charge for the initial application. Examples: A 1% loan for $145,000, not counting tax and insurance escrow is about $ 435. A 5.75% loan payment on the same amount is approximately $825. There is no PMI and depending on the program, you maybe able to roll some of your closing cost in the loan. Guaranteed Program – Rural Development 100% Financing and No PMI Conventional Loan Programs We can also do the new construction with conventional loan programs. The upside to doing a new construction with us is, that you do not have to get a construction loan. The builder will purchase the lot and carry a construction loan until you close. Your part is, pick out a floor plan and the contractor will get us an estimate. You will then, with your agent, write a Contract to Purchase, including a pre-approval letter. Plans and Lots We have several different floor plans for you to choose from, and some changes can be made prior to construction starting. You will be able to pick out the color for the exterior and given an allowance for flooring, lighting, and cabinets/countertops.
